LRM, POM Limburg, Profel, and the municipality of Pelt collaborate on new business campus: Campus Noord. The Limburg investment company LRM, POM Limburg, Profel, and the municipality of Pelt have joined forces to create a new business campus in Pelt: Campus Noord. This campus aims to become a hub in North Limburg, attracting businesses from both the Kempen region and the Dutch province of North Brabant. LRM will take on the role of coordinator, attracting private partners to further develop the campus. Profel will be the first company to be fully integrated into Campus Noord, while POM Limburg will actively help develop the ecosystem on the campus.
“With this campus, we are creating significant economic and societal impact,” says Tom Vanham, CEO of LRM.
Development and land acquisition
For the development of Campus Noord, LRM is acquiring land from Nolimpark and the municipality of Pelt, which recently approved the plan in the municipal council. At the same time, LRM has reached agreements with Profel to integrate the company’s future expansion into the campus model.
“As a major employer in the region, we fully support this project,” says Johan Cuppens, CEO of Profel. “It offers new opportunities for us and local entrepreneurs and knowledge institutions in the areas of co-creation, innovation, and product development. It will also enhance our ability to attract qualified employees.”
Strategic location in an economic growth area
Campus Noord is centrally located along the economic axis of Lommel-Pelt, at the intersection of the North-South Limburg connection and the Mol-Balen-Lommel-Pelt route. Eindhoven, a metropolitan region with significant economic ambitions, is only 30 minutes away. The campus is also situated in the heart of the ELAt region (the triangle formed by the universities of Leuven, Eindhoven, and Aachen), providing additional opportunities. Furthermore, there is currently a limited supply of office space in the Lommel, Pelt, Hamont-Achel, and Peer region. Locations offering more than 500m² of office space are non-existent.
“All these factors enable LRM to generate substantial economic and societal impact here,” says Tom Vanham. “In the long term, this will contribute to greater prosperity and well-being in Limburg and Flanders.”
Campus Noord: A catalyst for innovation
Deputy for Economy, Tom Vandeput, adds: “After intensive negotiations, I am pleased that we are taking the next step in our ambitious campus investment plans. Campus Noord in Pelt will be a driving force for the Limburg economy, focusing on innovation and collaboration. With an investment of €1.9 million, I am committed to strengthening North Limburg and establishing a sustainable, future-oriented foundation for the region.”
LRM as coordinator, private growth opportunities
The first tangible development on Campus Noord will be the ‘Gateway Building.’
“With Campus Noord, we aim to build a prominent business campus along the Hasselt-Eindhoven axis, designed for medium-sized and large enterprises,” explains Koen Nulens, Head of Corporate Real Estate at LRM. “We are also inviting private partners and companies to co-invest in the campus. Networking and a strong entrepreneurial community will be central. Therefore, in addition to office spaces, there will be facilities and meeting places. The Gateway Building at the central campus entrance will be the starting point for further organic growth.”
Facilities and future activities
The campus will accommodate various activities, including flexible workspaces, conference and seminar rooms, research spaces, and IT companies. “There will also be services related to business operations, such as hospitality, childcare, and sports facilities,” adds Raf Drieskens, Pelt’s alderman for economic affairs.
“We are pleased that the new spatial implementation plan for Campus Noord paves the way for the development of over 50,000m² of high-quality business activity in a vibrant green campus,” says Dennis Fransen, Mayor of Pelt.
Multimodal access
The new campus will have multimodal access. A new connection to the North-South Limburg motorway will be created on the eastern side, while the southern access point will be via Leo Baekelandtlaan. The Lommel-Weert bicycle highway will also run along the southern edge of the campus.
On-campus mobility will follow the STOP principle (pedestrians, cyclists, public transport, and cars in that order of priority). Parking will be concentrated in shared parking structures to minimize the footprint of buildings and paved areas.
Construction is expected to begin in 2026, with the first buildings scheduled for completion in 2027.
